
Ascent Frequently Asked Questions
Individuals interested in living at Ascent will submit applications for two first-come, first-served waitlists. One waitlist is for Project-Based Vouchers (PBVs) units and another one is for Low-Income Housing Tax Credits (LIHTC) units.
The waitlist for PBV-supported apartments will open on September 8 and close on September 22, 2025. The waitlist for the LIHTC-supported apartments will open on September 15, 2025 (with no closing date).
While eligibility is based on each household’s specific circumstances, individuals are
encouraged to apply for both waitlists if your household income is at or below 30% of Area Median Income (AMI).

The waitlist applications will be available through the LHA website at www.longmonthousing.org. When the waitlist applications open (on September 8 and September 15), you will first need to create a RentCafe (Yardi) account. The application will ask for basic information such as the number of people in your household, your total estimated household income, your social security number (if you don’t have a social security number, please use 999-99-9999).
The waitlist application may ask additional questions about your living situation or your need for a reasonable accommodation. In mid-October, LHA will begin calling applicants in the order they were received. At this time, LHA will request more information and documentation to start the leasing process.
If you have an existing RentCafe account from another property, you will need to link the accounts. This should be an option after you log in.
Eligibility for the Project Based Voucher (PBV) program is 50% AMI or below. The units at Ascent are set at 30% AMI under the Low-Income Housing Tax Credit (LIHTC) program. If you think you meet the 30% AMI or lower income requirements –– you should apply for both waitlists to increase your odds, as you might also qualify for a 40% LIHTC unit. However, if you are between 30% AMI – 50% AMI, you still qualify for the PBV program and can stay on the waitlist for units at Aspen Meadows Neighborhood or Crisman here in Longmont.
There will be a mix of families, individuals, elders and workforce members who will make up the Ascent community.
Under the Low-Income Housing Tax Credits (LIHTC) program, applicant income must be below 80% of Area Median Income (AMI) as defined below. Applicants will be required to provide income and asset documentation. Their monthly gross income must be 2x the rent amount. Applicants must pass criminal and sex offender background checks and additional screening will include an evaluation of their rental history. LIHTC income qualifications are set by the Colorado Housing and Finance Authority (CHFA).
For Project Based Vouchers (PBVs), applicants will need to qualify under the voucher program guidelines, which are different from LIHTC. Applicants will be required to provide income and asset documentation and pass criminal and sex offender background checks. Other screening factors include an evaluation of rental history and confirmation that the applicant does not owe money to a public housing agency or HUD. Households in Project-Based Voucher (PBV) units will not pay more than 30% of their gross income toward rent, with the voucher covering the remaining amount.

*Rent amounts are calculated using 2025 CHFA regulations. Maximum rent amounts are published annually and subject to change. For households larger than 5 persons, refer to the CHFA income limits. Rent amount for residents who have a housing choice voucher will be calculated based on individual income and limits on rental rates set by the voucher program which can be found HERE.
Yes. Every member of a household 18 years or older must pass a criminal background check and sex offender screening. Information about how applicants are screened can be found in LHA’s Tenant Selection Plan and LHA’s Administrative Plan.
Individuals must be a US Citizen, lawful permanent resident or other eligible status to qualify for the Project-Based Voucher program only. Information about residency requirements can be found in LHA’s Administrative Plan.
The Low-Income Housing Tax Credit program does not require documented status. However, LHA requires all household members to have a Social Security number, certification no number has been assigned, or proof that an SSN has been applied for at the time of leasing. Information about applicant eligibility can be found in LHA’s Tenant Selection Plan.
The Project Based Voucher Program (PBV) does include a local preference, meaning those that meet the preference do get reviewed for tenancy ahead of those on the waitlist that do not meet the preference. Chapter 4 of the Administrative Plan describes the preferences, including “families that resides in the City of Longmont or includes a family member who works or has been notified that they are hired to work, in Longmont.”
There are no local preferences for the Low-Income Housing Tax Credit program, so applications will be reviewed in the order received.
